Class A refers to the highest-quality commercial real estate in a given market — newer construction, top-tier finishes, prime location, strong credit tenants, and the tightest cap rates.
What it means
Class A properties are the institutional-grade real estate of their asset class and submarket. In office, this means top-of-market trophy buildings with amenities and major corporate tenants. In multifamily, Class A is typically under 10 years old with resort-style amenities in desirable submarkets. In industrial, it's modern logistics with high clear heights and dock ratios in primary distribution corridors.
Class A trades at tighter cap rates (lower yield) because of its lower risk profile and institutional buyer pool. It also has the most correlated price movement with public market sentiment — cap rate swings on Class A are often larger in absolute terms than on B/C product.
