Debt Service

Debt service is the total annual principal and interest payments on a commercial mortgage — the number used in DSCR calculation and in cash-on-cash return calculations.

What it means

Annual debt service (ADS) sums the 12 monthly principal and interest payments. For interest-only loans, debt service = interest only. For amortizing loans, debt service = interest plus principal amortization on the scheduled schedule.

Debt service is the denominator in DSCR (NOI ÷ debt service). When NOI exceeds debt service with a meaningful cushion, the property has DSCR above 1.00x. When NOI falls below debt service, DSCR drops below 1.00x and the property is losing money after debt.
