Hard Corner

A hard corner is a retail site at the literal intersection of two streets, with direct frontage and signalized access from both — typically the most valuable position in a retail submarket.

What it means

Retail site quality is driven heavily by corner position, visibility, and ingress/egress. A hard corner has two street frontages and, ideally, signal-controlled access from each — the configuration most prized by drive-through QSR, convenience, and pharmacy tenants.

The rent and cap rate premium for a hard corner over a mid-block or interior site can be substantial. "Main and Main" in a retail market typically implies a hard corner.
